The Importance of Curb Appeal

Why is curb appeal so important when trying to sell your home? Recall when you were the buyer, not the seller. Remember those drive-by afternoons, when you were searching for the perfect home? How did you feel about homes with overgrown lawns and shrubs, peeling or faded paint, dirty siding, mildewed sidewalks and pink flamingo lawn ornaments? You probably took a “pass,” and you are not alone.

Most people will begin their home search online, and then do a “drive-by” to check out the neighborhood and a home’s curb appeal prior to attending an open house or contacting their realtor to request a viewing. No matter how fabulous your home may be on the inside, outdated, tacky or non-existent curb appeal can derail a quick sell. 

The good news is that most curb appeal makeovers for the average in-town home can be tackled in a weekend, or even a day. Start with the basics—power wash your exterior to remove grime and mildew. This includes any siding, painted surfaces and driveways/sidewalks. Next, touch up paint as needed. Consider a pop of color to refresh your front door and shutters. Clean your windows until they sparkle. If needed, blow debris from your roof and clean out your gutters.  Finally, trim overgrown shrubs and remove dead or “leggy” plants. Finish off with fresh pine straw mulch for your planting beds, and add a few pots of fresh plants or flowers that provide seasonal color and are easy for you to maintain.

Next, give your outdoor lighting fixtures, house numbers and décor such as flags, wind chimes, bird feeders and bird baths a quick review. Remove any outdated items and replace with inexpensive options. Remove any collections or clutter to create a pleasing effect. In this regard, less is more. 

As a final consideration, if your front porch or front yard has room, create a cozy seating area with the addition of an inexpensive bistro set or outdoor furniture of your choice, including a few tasteful throw pillows. As a bonus, these items can be moved with you when you sell your home.
